Cell 34 · The Dantès Method
I transformed from overworked, underpaid UK estate agent into a global multi-million-dollar broker for the rich & famous — all online within 4 months, working from my bedroom.
I teach ambitious professionals in property and sales to build a remote, international brokerage of their own — high-ticket, run from anywhere, guided 1-to-1 by a broker who built exactly that.

£20,000
My First Commission
£125,000
Made in 3 Weeks
€220,000
From One Deal
27 Yrs
30+ Markets

If you’re ambitious, capable & tired of sharing commissions,
I’ll show you the exact business model I used to go from
employed estate agent to international deal-maker.
MENTEES
People already building their way out
The Problem
The traditional property & sales career is broken

You put in the hours, chase leads & carry the pressure.
Yet the reality looks like this:
❌ Your income is capped, split, or never quite enough
❌ Your time isn’t yours — your lifestyle feels compromised
❌ The biggest rewards go to the business owner, not you
Most people accept this as “just how it is.” It isn’t.
A small number of professionals build remote, high-ticket overseas brokerages instead — fewer deals, larger transactions, run from anywhere.
This programme teaches you exactly how that model works — and how to build it properly, with me guiding you 1-to-1.

THE gAp
You only made £2,000 commission. On a £200,000 deal!
That's not your effort. That's the model — local, employed, capped by design.
Deals, not theory
The ledger
Real deals, real figures, real places. Never a client's name — that discretion is the credibility the method is built on.

£20,000+
Antalya · off-plan
My first remote commission deal, closed alone from a bedroom. It taught the whole model: no office is an excuse.

Six figures USD
Istanbul · flagship residence
One commission from a prominent Gulf family. It taught conflict resolution and negotiation tactics.

A hotel
St Lucia · Caribbean
The first hotel sale, closed two days before my father died. It taught what the work is for.

15–20 sales
Sumba · Indonesia
Plots and villas, most closed by video call, as one of the first international brokers in this emerging market.

Two islands
Anambas · Indonesia
Private islands brokered remotely. It taught that the unlisted is the edge and there are no boundaries to the model.

€440,000
Lake Garda · €11M estate
A buyer-side, commission split 50/50. It taught how to stay close to a deal and choose trusted associates.
WHO THIS IF FOR
This is a filter, not a pitch
✔ This is for you if:
✔ You work in sales or property & your income doesn’t reflect your effort.
✔ You’re frustrated building someone else’s business while your own life stays on hold.
✔ You want a business that fits around your life — not the other way around.
✔ You’re ready to be guided, coached & held to a proven model.
❌ Not for You if:
❌ You’re looking for guarantees or shortcuts.
❌ You expect results without effort.
❌ You’re not ready to invest in your own success.

How I Rebuilt the Game & Why Cell34 Exists
I didn’t start rich.
I was a promising footballer until injury ended that path early.
I moved into real estate in London — ambitious, driven & frustrated.
Long hours.
Crap wages.
Commission shares.
Watching bosses get rich while I waited all year for a short holiday just to feel the sun.
I wanted more — more money, more freedom.
So I rebuilt the game completely.
Without connections, capital, or a safety net, I transitioned from commuting to a 9-to-5 job to operating internationally from my bedroom.
I began selling luxury homes, hotels, beachfront land, and private islands — working with billionaires, royal families, celebrities & HNW investors.
Today, I run a business without offices or large teams.
✓ I choose where I live and when I work.
✓ I married my soulmate at Cliveden House.
✓ We live on the Mediterranean waterfront — sea views outside my window, my pool often doubling as my meeting room.
But the biggest shift wasn’t financial — it was purpose.
I realized there are thousands of talented, ambitious people exactly where I once was: capable, driven, but trapped in systems that limit them. This programme exists to help you build what I built — faster, cleaner, and with far fewer mistakes.

Why Learn From Me
How I rebuilt the game
"I didn't come from money, connections, or a safety net. I came from a hospital canteen and a paperback copy of The Count of Monte Cristo." Injury ended my football career. I learned real estate abroad from nothing, built a million-dollar business, and lost it all to a partner's betrayal. I started again from my father's bedside at the Royal Marsden — and four months later closed my first commission. Since then: islands in Indonesia, investments sold to family offices, an eight-figure deal for a BlackRock executive — all run remotely, without offices or staff. After my football career ended early I left everything I knew, moved overseas alone into a volatile market and a language I didn't speak, and learned real estate from the ground up — no network, no support, no plan B. I built a million-dollar business. Then a partner betrayed me, and I lost all of it. I came back to the UK with nothing. Long hours, low pay, hours lost in traffic, brokering large deals while taking a fraction of the commission because I was the employee, not the owner. Sending what I could overseas to my fiancée. Then my father was diagnosed with cancer. Caring for him, we spoke for the first time in years. He told me plainly: "You will never build what you're capable of working for someone else". I quit my job and started building Waterfront Portfolio from his bedside at the Royal Marsden Hospital. Four months after launch, I closed my first commission — enough to bring my fiancée to the UK. Then a hotel in St. Lucia, which paid for our wedding. My father passed. I turned to the Istanbul boom and sold tens of millions in real estate to international investors. Then my mother was diagnosed — and I ran the business from her bedside too, until she passed holding my hand. I had built something rare: a business that let me earn while I cared for the people who mattered, from wherever I needed to be. But it came at a cost I didn't see until later. I'd sold two private islands in Asia, closed a $5m investment for a prominent Gulf family, and became the first broker to market land across Sumba island as the new rival to Bali. The Waterfront name was now sought out by private sellers and developers worldwide, and I could choose what I took on. On paper, I had arrived — the seafront apartment, the marina dinners, the lifestyle. But I'd lost my way, surrounded by people who weren't really there for me. So I did the hardest thing: I walked away from it. I moved to a remote village — no car, a six-kilometre walk to the nearest shop, mountain roads, a gym made of rocks in my garden. I rebuilt my health, my marriage, and my mind from the ground up. It was there, living simply, that I closed an eight-figure deal to a senior executive at a global asset manager — proof that the work no longer depended on the noise. That the real asset was the model, the discipline, and the resilience I'd built, not the lifestyle I'd been performing. That's why the resources inside Cell 34 aren't only about deals. They're about mindset, money, systems, and staying whole — because I learned the hard way that none of the success matters if it costs you yourself. I'm choosing to mentor only a handful of people. I know what it's like to be in the dark with no one around you but a book. I found my way out. Now I'll be the light to show you yours.
